Roof Moisture Surveys in Florida
Infrared & Core Testing for Flat and Low-Slope Roofs
What Are Roof Moisture Surveys?
Roof moisture surveys are a non-destructive inspection used to detect trapped water beneath roofing membranes. These surveys are essential for identifying hidden leaks, preventing costly structural damage, and extending roof life. They are especially critical for commercial, industrial, condo, and HOA buildings with flat or low-slope roofs.
Why Roof Moisture Surveys Are Critical
🔍 Detect Leaks Early before visible damage
🛠️ Target Repairs only where needed—no guesswork
💰 Avoid Premature Replacement of the whole roof
🏢 Comply with Recertification Requirements in counties like Miami-Dade
🌧️ Prevent Mold & Structural Deterioration from trapped moisture
Our Roof Moisture Surveys Methods
At EMA, we use industry-approved methods to detect moisture without damaging your roof system.
🔥 Infrared Thermographic Surveys
Uses infrared cameras to detect heat variations from moisture-saturated areas beneath the membrane.
Ideal for: roof moisture surveys for TPO, BUR, EPDM, Modified Bitumen Roofs
Quick and non-invasive
Real-time imaging and visual reports
🧪 Nuclear & Capacitance Scans
Measure hydrogen content to detect water. Suitable for roofs with ballast or heavy coatings during roof moisture surveys.
🛠️ Core Sampling (Verification)
Physical roof samples verify moisture presence and material condition. Used when required by insurance or structural reports.
Who Needs a Roof Moisture Surveys?
✅ Property managers of condos and apartment complexes
✅ Commercial buildings with flat or low-slope roofing
✅ HOAs preparing for 40-year inspections or reserve studies

How Often Should Roof Moisture Surveys Be Conducted?
We recommend a roof moisture survey:
Every 2–3 years for aging roofs
Before roof replacement or repair
Before buying or selling a commercial building
When leaks, blisters, or pooling water are observed
✅ Roof Moisture Survey Report Includes:
Digital thermal imaging maps
Marked areas of moisture intrusion
CAD drawings of affected sections
Repair recommendations and cost-effective solutions
Documentation for insurance claims, warranties, or code compliance

Frequently Asked Questions
Is an infrared roof scan enough to find all leaks?
Infrared is highly effective but we recommend core sampling for confirmation, especially for warranty or legal documentation.
Do you walk on the roof?
Yes, but only when safe and necessary. Our team follows strict OSHA safety protocols.
Is it covered by insurance or warranty?
Surveys may be required by warranty issuers or insurers, and often covered when used as part of a claim or inspection process.

Roof Moisture Surveys
EMA provides Roof Moisture Surveys using infrared thermography for Commercial Flat roofs. Billions of dollars are lost each year due to unwarranted flat roof replacements on commercial buildings. The Tramex Dec Scanner is a mobile device that is used for detecting moisture underneath the roofing membranes using a roof moisture survey for large roof areas. This non-destructive testing method is often combined with electric capacitance/ impedance testing and/or infrared moisture verification testing to accurately identify water entry pathways and areas of entrapped water. EMA can readily perform roof moisture surveys on commercial roofs and report the results to owners, so they know which parts need replacement. The results of the moisture survey can be verified by Infrared roof moisture scanning.

The Dec Scanner is designed for testing built up roofing and non-conductive single ply membrane. It provides instantaneous, clear indications of roof conditions and is able to detect as little as 2% excess moisture in these large-scale roofing systems. This testing method can be performed in conjunction with, or in certain cases in lieu of infrared thermography in flat roof inspections.
The Tramex Dec Scanner is a mobile non-destructive impedance scanner designed for the instant surveying of roof moisture survey conditions in roofing and waterproofing systems per ASTM D7954. Ideal for water leak detection in roofing materials.
Features of Roof Moisture Survey
- Complies to ASTM D7954
- Non-destructive impedance moisture meter.
- Three ranges of sensitivity enabling the inspection of a variety of roof membranes and insulation thicknesses.
- Ergonomic easy-reach and easy to operate control panel.
- Leak tracing, water leak detection, problem sourcing, and an instantaneous and clear indication of roof condition.
- Fast readings over large roof areas in a short time frame.
- Work in normal daylight hours.
- Faster and more user friendly than nuclear meters.
- Easy and safe to use with no regulatory restrictions or operating license required.

Roof Moisture Surveys
Saturated insulation in your roofing system can lead to water intruding your building. When water enters your building, not only can it damage your building’s systems and components, but it can also jeopardize the health and safety of your building’s tenants. Things like black mold can easily form in insulation and on ceiling tiles. When this happens, it can get in the air and tenants can breathe it in, causing major health issues. With an infrared roof moisture inspection, our experts can locate the areas of increased temperature and help you identify water intrusion sites.
